Mini Triangle Catalyst Project

The signature Gateway Mini-Triangle project is under-construction.  Envision to be the catalyst project to spur redevelopment in the Gateway Triangle the CRA purchased approximately 5.27 acres in 2009.  In January 2016, the CRA entered into a Purchase Agreement with Real Estate Partners International (REPI) for the sale of the 5.27-acre catalyst site. In 2018, the rezoning and comprehensive plan amendment was approved to establish the Mini-Triangle Mixed Use District that allows for a mix of residential, hotel, and retail uses. An active cell tower was located in the heart of the development project and after negotiations Crown Castle, the Board approved the Cell Tower Agreement in 2018 setting the terms and conditions to decommission, demolish and remove the existing tower on the property and terminate the lease in advance of 2024. Completion of all the terms of the purchase agreement lead to the closing on November 13, 2020. Metropolitan Naples acquired approximately 3.67 acres and Naples Triangle Development simultaneously closed on approximately 1.6 acres.  Demolition of the vacant buildings was completed in 2021 and site and utility work is underway. The site has been platted into three parcels.   Naples Triangle Development is scheduled to build 240 luxury apartments  (Lot 1). Metropolitan Naples (Parcel 2) is now marketing Aura which will consist of 56 luxury condominiums plus 6,500 sf of retail.
